Legal requirements
1. Energy performance certificates are legally required whenever a property is advertised for sale or rent. Admove can arrange this for you giving you one less thing to worry about. The cost of this would be £95.
2. Gas safety check. As a landlord, you have a responsibility to ensure that all gas appliances are kept safe and are well maintained. All these gas appliances within your property must be tested and document every year with a 12-month gas safety check, which must be carried out a Gas Safe registered engineer. The cost of this would be £95
3. Electrical installation condition report. These new Regulations require landlords to have the electrical installations in their properties inspected and tested by a person who is qualified and competent, at least every 5 years. Landlords have to provide a copy of the electrical safety report to their tenants, and to their local authority if requested.The regulations came into force on 1 June 2020, they apply to new tenancies from 1 July 2020 and existing tenancies from 1 April 2021. The cost of this would be £195
3. Due to the anti money laundering legislation, a copy of photo ID (passport ideally) will be needed along with proof of ownership. Please have this ready when our representative visits your property.
